Smuckers Sales and Distribution Leases 598,741 SF in San Bernardino (October 2008) Alere Property Group is pleased to announce that it has signed a 5 year lease with Smucker’s Sales and Distribution at 5690 Industrial Parkway in San Bernardino. Smucker’s will utilize the building as a regional distribution for their jam and jelly products as well as their other food products. The Industrial Parkway building is a state-of-the-art distribution facility with a large truck court, 30’ clear height and ESFR sprinkler system. The total consideration of the lease is $10.5 million.

New Classic Home Furnishings Leases 215,974 SF in Fontana (June 2008)  Alere Property Group is pleased to announce that it has signed a 4 year lease with New Classic Home Furnishings at 7875 Hemlock in Fontana.   The company is an importer and direct seller of moderately priced furniture.  Alere completed the Hemlock building in April of 2008.  The building is a state-of-the-art distribution facility with a large truck court, 32’ clear height and ESFR sprinler system.  The total consideration of the lease is $3.6 million.

Dynamex Leases 58,201 SF in Fullerton (June 2008)  Dynamex, a leading provider of same-day delivery and logistics services, leased 58, 201 SF for seven years at 2051 Raymer in Fullerton.  The Raymer buildings are high quality, 30’ clear warehouse buildings near the 5 Freeway and 91 Freeway interchange. The total consideration of the lease is $3.4 million.

Caran Renews at 4275 Bonita in Brea, California (May 2008)   Alere Property Group is pleased to announce that Caran Precision Engineering & Manufacturing Corp has renewed their lease at 4275 Bonita in Brea.  Caran signed a six year lease for their headquarters which includes their manufacturing facility and corporate offices.  Caran is a leader in the design and manufacturing of metal stamped components for the nuclear, ordinance and auto safety systems industries.  The total consideration of the lease is $5 million. 

Kraft Renews at 102 Wanamaker in Ontario, California (April 2008)   Alere Property Group is pleased to announce that Kraft Foods has renewed their lease at 102 Wanamaker in Ontario.  Kraft has committed for an additional three years and plans to upgrade the facility to meet their growing refrigeration needs. The building is 195,093 SF with approximately 10,000 SF of office space, 125,000 SF of cooler space and 10,000 SF of freezer space.  Kraft plans on converting the remaining 45,000 SF of dry warehouse into state-of-the-art cooler space.   The total consideration of the lease is $5 million. 

Titan International Leases 51,205 SF in Carson (January 2008)  Alere Property Group is pleased to announce that it has signed a 5 year lease with Titan International at 16905 Keegan in Carson.   Titan is an exporter of classic cars with clients in Europe, Australia, New Zealand and Asia.  The Keegan building is 90,650 SF with large secured truck courts in both tenant spaces.  The total consideration of the lease is $1.8 million. 

Carrier Leases 220,232 SF in North Orange County (November 2007) Alere Property Group is pleased to announce that it has signed a 10 year lease with Carrier Corporation at 205 S. Puente in Brea.  Carrier is a leader in providing heating, ventilation, air conditioning and refrigeration systems.  The building is 220,232 SF with approximately 30,000 SF of office space.  The total consideration of the lease is $15 million. 

Genica Expands at Prescott Business Center in Oceanside (October 2007) Alere Property Group is pleased to announce that Genica has leased an additional 56,969 SF at 1865 Ord Way in Oceanside.  Genica Corporation operates Geeks.com which is a leading direct-to-consumer eCommerce site specializing computer-related components and peripherals.  Genica signed a 5 year lease for the expansion space and extended their existing 89,686 SF lease.  The total consideration of the new lease is $1.7 million.  

Alere Acquires Industrial Building in Ontario, California (October 2007) Alere Property Group is pleased to announce the acquisition of 1391 Vintage Avenue in Ontario for $18.1 million ($72.97 PSF). The 248,064 SF building was purchased through a sale/leaseback with Service Connection who will occupy the building for 3 years.  Jeff Huberman from Lee & Associates represented Service Connection and Alere in this transaction.  

Pacific 9 Leases Container Storage Yard Near Ports (September 2007) Alere Property Group is pleased to announce that it has signed a 5 year lease agreement with Pacific 9 Transportation for the entire 4.17 acres of land at 21900 Alameda Street in Long Beach, CA.  Pacific 9 will store and service shipping containers on the site.  The total consideration of the lease is $2.5 million. 

Speculative Construction Started on 396,600 SF Building in Agua Mansa (August 2007)  Alere Property Group announced ground breaking on a 396,600 SF development in the Agua Mansa Enterprise Zone.  Agua Mansa is an industrial zone located in unincorporated San Bernardino County near Colton and Rialto. The project is a state-of-the-art warehouse distribution facility with 32’ clear height, ESFR sprinkler system and a large truck court offering ample room for excess trailer storage.  The property is located on Holly Street off Riverside Avenue and has good access from both the 60 and 10 Freeways.  The total value of the Holly Street development is $31.8 million. 

Voltec Industries Leases 58,175 SF in Chino (June 2007) Alere Property Group is pleased to announce that it has signed a 5 year lease agreement with Voltec Industries at 13875 Ramona Avenue in Chino.  Voltec is a distributor of premium electrical product and will utilize the Chino location as their corporate headquarters. The total consideration of the lease is $1.6 million.

Alere Acquires Development Site in San Bernardino (October 2006)   Alere Property Group is pleased to announce the acquisition of 5.3 acres located on Central Avenue in San Bernardino, California for $1.7 million ($7.50 PSF).  Alere plans to develop one building totaling 106,714 square feet on the site.  The site is well located near the intersection of the 10 Freeway and the 215 Freeway and offers good access to amenities located on Waterman Avenue.

Perris Development Site Acquired by Alere Property Group (September 2006)   Alere Property Group is pleased to announce the acquisition of 29.2 acres located on Rider Street in Perris, California for $4.7 million ($3.70 PSF).  Alere plans to develop a 648,440 square foot cross-docked warehouse/distribution center on the site.  The building will feature large truck courts (185’ on both sides), an ESFR sprinkler system and a 32’ clear height. 

Alere Enters the Salt Lake City Industrial Market by acquiring a High Quality Building South of the Airport (September 2006) Alere Property Group is pleased to announce the acquisition of 2037 South 5070 West in Salt Lake City, Utah for $7.2 million. ($45.02 PSF).   This marks the first acquisition in Utah where Alere is actively looking to expand its presence.  The building was built in 1996 and totals 159,924 square feet.  2037 South 5070 West is a state-of-the-art building with a 28’ clear height, ample dock high loading and an ESFR sprinkler system.  The four tenants at the project are Alpha Packaging, Tri-West, Maly’s and Power Blankets. 

Alere Acquires Two Class A Industrial Buildings in Fullerton (July 2006) Alere Property Group is pleased to announce the acquisition of 2051 and 2091 Raymer Avenue in Fullerton, California for $16.95 million ($100.90 PSF). Alere Sells Moreno Valley Building to CBRE Investors (March 2006) Alere Property Group is pleased to announce the sale of the Heacock Distribution building in Moreno Valley. The building is 756,340 square feet and is Alere’s first completed development in the Inland Empire. Lowe’s Home Improvement Warehouse occupies 508,000 square feet at the building. CBRE Investors purchased the property for $44.4 million ($58.75 PSF).

Alere Acquires Two Class A Industrial Buildings in Brea (September 2005) Alere Property Group is pleased to announce the acquisition of 105 and 125 Puente Street in Brea for $21.4 million ($90.39 PSF). The property consists of two buildings totaling 236,750 square feet and are both leased to Nature's Best. The 184,000 SF building is a dry warehouse and the 52,000 SF building has approximately 12,000 SF of freezer and 18,000 SF of cooler space. Nature’s Best is headquartered in the Puente buildings with the bulk of their distribution taking place from this location. Nature’s Best also leases an additional 109,000 square feet in the building next door, which is also owned by Alere. Alere purchased the buildings directly from the Brookhollow Group.

Alere Acquires First Building in the Inland Empire (August 2003) Alere Property Group acquired 11850 Riverside Avenue in Mira Loma, California from Persis Corporation for $27.6 million ($42.07 PSF). The property was originally developed, leased and sold by IDI.
